What are the extra costs needed apart from construction cost through contractor in Chennai?


1.  Underground sump

·       Underground water storage tanks are used for storage of potable drinking water & rainwater collection. It is more effective when there is no water in bore well and in the summer seasons were the ground water is less.

·       The general specifications for sump work will be outer walls with 4.5” thick brickwork and inner walls with 4.5 reinforced concrete.

·       The rates for the underground sump varies from Rs.20/ -Rs.30/ liter

·       The capacity of the tank is calculated as inner dimensions of LxBxHx28liters.

2.  Septic tank

·       Septic tanks are tanks where all the waste from the house is collected.

·       The specification for the septic tank will be 9” thick brickwork.

·       The rates for the septic tank varies from Rs.15- Rs.25/lite.

·       The capacity of the tank is calculated as inner dimensions of LxBxHx28liters.

3.  Compound wall

·       Compound wall means a wall separating two independent plots and it can also act as a boundary for our plot.

·       The specification for compound wall will be AUGER pile with 5feet depth column for every 10 feet for up to 8 feet height compound wall.

4.  Weathering coarse

·       A course laid on top surface terrace roof slap to protect it against weather elements like rain, heat etc

·       The specification can be white cooling tile with mortor or it can be with lime, brick jelly , kaduka and jiggery mixer along with motor and red clay tile.

·       The rates varies from Rs. 130- Rs.180/- sqft

·       a separate room constructed above the staircase on the terrace.

·       Specification can brickwork and RCC roof or brickwork with asbestos sheet.

·       The rates varies from Rs.1200 – Rs.1500/-sqft.

7.  Light, fan, toilet accessories.

8.  Extra basement height.

9.  Interior works

·       modular kitchen, cupboard works, loft closing, TV unit, Pooja unit etc
